Behind the finish

It's what you don't see that matters.

A warm, quiet home is decided long before the paint goes on. Move across the room to look behind the plaster.

No draughts, no heat loss, no scary bills.

A build, start to finish

From a green field to the front door.

We don't hand your job between subcontractors. Drag through a build and every stage is our own people, our own machines.

Stage 1

Ground opened

Our own plant clears and digs the site. No waiting around for hired machines.

Stage 2

Foundations poured

Concrete pumped in and levelled, ready to take the walls.

Stage 3

ICF walls rise

Insulated forms go up course by course, braced true, then filled with concrete.

Stage 4

Roof on

Trusses up and the house closed in against the Donegal weather.

Stage 5

Sealed tight

Windows taped into the airtight layer so the house holds its heat.

Stage 6

Heating down

Underfloor heating laid across every floor before the screed.

Stage 7

Rendered

Baumit acrylic render goes on. On this one, dark on the ground floor and white above.

Stage 8

Ready for the keys

Glazed, finished and handed over, a home built for living.

Five ways to keep a build on budget

What we tell everyone who's thinking about building right now.

  1. 1

Give your architect a detailed brief. Know what you need. Wants are nice, but needs are needs. Bring your builder in early.

  2. 2

Know the costly elements. Corner windows, large glazed sections and multiple roof windows all add up fast.

  3. 3

Understand your build method. Know the materials, their limits, and how the design affects how they're used.

  4. 4

Get a detailed cost from your contractor. One number on a page isn't a quote.

  5. 5

Get proper drawings. Vague drawings lead to vague prices, vague finishes and poor delivery.

About us

A Donegal family firm with big-project discipline.

Don Contracts was set up in Newtowncunningham in 2018 by Neil Donaghy, and is run with his sons Darren and Joe. Darren is a civil engineer who has overseen €25 million and €30 million projects, and brings the same control to every house we build.

We carry our own quantity surveyor, foremen, tradesmen and plant. We don't rely on third party contractors, so we control the job, the programme and the supply chain from start to finish.

The same family runs Donaghy Safety Training, so safety on our sites is never an afterthought.

You're only as good as your last job at the end of the day.
